Operations is not the back office. It is the business.

Most firms separate ownership from operations. We do not. The team that approves an acquisition runs the building afterward, leasing, maintenance, capital planning, tenant relations, every line item.

The operational data we generate on our own holdings is the most reliable input into the next acquisition. We trust it because we built it ourselves.

On a selective basis, we extend that capacity to a small number of aligned owners in our region, bespoke, discretionary, and limited to what our in-house team can deliver without dilution.

Tier 02
Full Property Management

End-to-end management for an external owner: leasing, maintenance, accounting, and tenant relations. Available to aligned owners in our region with property types we already operate. Begins with a written operating plan and a fixed scope.

Tier 03
Operational Audit & Advisory

One-time review of an existing portfolio's operations, vendor structure, maintenance backlog, lease quality, reporting practices. Output is a written report with concrete remediation steps. No ongoing relationship implied.
